Consolidated Environmental Engineering’s (CEE) Phase I Environmental Site Assessments (ESA) are conducted in accordance with American Society for Testing and Materials (ASTM) standard procedures, with reference to ASTM Standard E 1527-00 . The purpose of this Assessment is to identify, to the extent feasible, recognized environmental conditions in connection with the subject property that would affect the property’s commercial real estate value. This Environmental Assessment also targets a range of contaminants, within the scope of the Comprehensive Environmental Response Compensation and Liability Act (CERCLA) and petroleum products, and is intended to permit a User to satisfy one of the requirements to qualify for the innocent landowner defense to CERCLA liability: that is, the practices that constitute “all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice” as defined in 42 USC, Section 9601(35)(B) .

The Phase I Environmental Assessment consists of four components. These components include a records review, a site reconnaissance, interviews, and the final report. The purpose of the records review is to obtain and review records that assist in the identification of any environmental concerns on the subject property. The site reconnaissance identifies any obvious visual environmental concerns. Interviews were conducted to obtain verbal information concerning the property. The Phase I Environmental Assessment final report will be written to compile all relevant information pertaining to the subject property in accordance with ASTM Standard E 1527-00.

Overview:

Mold and fungi spores are naturally occurring and are part of our everyday lives. High concentrations and specific types of these spores can cause mild to severe health affects such as headaches and allergic reactions. Molds can trigger asthma attacks and other respiratory problems. Although these spores are naturally occurring their growth is accelerated in wet or damp environments. Some molds, such as Aspergillus versicolor and Stachybotrys atra are known to produce potent toxins.

Technical:

Consolidated Environmental Engineering (CEE) has a team of scientists that perform site specific studies to identify and remediate these mold problems. CEE’s team of qualified scientist include degreed environmental engineers, chemists, microbiologists and biologists. In general there are four phase in a mold/fungi project:

Phase I is a visual investigation and interview with property owner.
Phase II is physical testing and sampling.
Phase III is remediation and removal of contaminated source area
Phase IV is post remediation sampling and analysis.

Survey:

The initial phase of the investigation starts with a visual survey of the premises to look for the source of the mold problem. The second phase includes two types of air and/or source monitoring. The air monitoring includes at least two samples; a control sample and a source sample. The control sample is typically collected outside the premises and is used to identify the current conditions in the environment. The source sample is collected in the suspect area where the spores may be of highest concentrations. This method collects the sample on a Air Sampling Cassette where the ambient air is draw though the cassette depositing the spore particulates onto the cassette. The second type of monitoring is a physical sample taken of a suspect area such as from an air condition vent, damp or rotten drywall, wood and insulation. This method uses an adhesive collection media to extract the spores from a contaminated surface area. After the samples are collected, they are sent to a certified laboratory for analysis. The type and concentration of the collected spores are identified.

Corrective Action:

The data from the air and/or source sampling along with information collected from the visual survey is interpreted by CEE’s team of scientists. Recommendations are made to correct or remediate the mold problem in a report submitted to the property owner or client. Corrective action includes 24 hour emergency response and disaster services for water removal, decontamination, emergency drying services, cleaning and restoration. Carpet and furniture treatment with biowash is also available.
